Why Is Water in My Crawl Space?

Unprotected crawl spaces fall prey to moisture and humidity. But why? Well, if you have improper gutters on your roof or poor water drainage in your yard, water can collect along the walls of your crawl space.

Then, following the path of least resistance, the pooled water can leak through your crawl space vents, dribble through your crawl space door, and even seep through your crawl space walls! On top of that, humid outside air can sneak into your crawl space, leaving condensation behind. The end result is water in your crawl space.

Common Causes of a Wet Crawl Space:

  • Improper roof water drainage caused by missing or undersized gutters
  • Humid air that causes condensation
  • Poor yard water drainage around your home
  • Leaking plumbing
  • Leaking windows or vent walls
  • Failure of exterior french drains and/or exterior foundation coatings installed during your home's construction

But, Is Crawl Space Water a Problem?

Yes! Water in your crawl space is a big problem.

It leads to mold growth and the release of mold spores that travel up into the rest of your home, irritating and even causing allergies for anyone in the house. In more extreme cases, the moisture in the crawl space can lead to rot in the wood framing of your crawl space, compromising your home's foundation! Thousands of homeowners in New Jersey deal with crawl space water. You need to get the water out of your crawl space quickly, which is where a crawl space sump pump comes in.

What is a Crawl Space Sump Pump
& How Does it Work?

Put simply, a sump pump is a device that collects water in your crawl space and pumps it up a discharge pipe, transporting the water outside, away from your home.

The Sump Pump is Installed

How a sump pump works is pretty straightforward too. First, your sump pump is installed. A hole is dug about 2 feet deep and 18 inches wide in the lowest part of your crawl space. The bottom of the hole is covered with gravel, and on top of the gravel is placed a large plastic container called a sump basin. Inside the sump basin is where your sump pump is housed.

Water is Pumped Out

Then, when water enters your crawl space, it is collected by an interior french drain which transports the water to your sump basin. As the sump basin fills with water, a float activator or pressure sensor is triggered, causing the sump pump to turn on. Your sump pump pulls water from the sump basin and pumps it up a discharge pipe.

The discharge pipe brings the water out of the crawl space to an exterior drainage system that expels the water safely away from your home. The discharge pipe also has a check valve, a one-way valve that allows water to go up but never down the pipe, making sure water is only ever going out of your crawl space and not coming back in.

Consider a Battery Backup Pump

Your sump pump system is wired to your home’s power and is entirely automatic, with the primary pump turning on whenever needed to remove any water. Your system can also have a secondary crawl space backup sump pump powered by its own battery in case of a power outage, ensuring your crawl space is always kept dry.

Your sump pump should keep your crawl space protected, but not every crawl space sump pump is created equally or offers the same level of protection. So, Blue Umbrella only installs the highest-quality, tested, and proven sump pumps in your home. We are New Jersey's crawl space experts.

Zoeller & Blue Angel by Wayne
Crawl Space Sump Pumps

Blue Umbrella installs Zoeller sump pumps and Blue Angel by Wayne sump pumps. Zoeller sump pumps work well for most homeowners and are among the most reliable sump pumps in the industry, but when your crawl space faces severe water issues or if you want extra protection, we recommend the Blue Angel sump pumps.

Zoeller Sump Pumps

Blue Umbrella installs two different Zoeller sump pump models. The Zoeller 50 Series - Model 53 is a professional-grade 3/10 horsepower sump pump, upgradable to ½ horsepower. The cast-iron pump is corrosion-resistant with a powder-coated epoxy finish and is water and dust-tight. In addition, the model 53 comes with a 3-year limited warranty. An upgrade over the Model 53 is the Model 63 - premium series crawl space sump pump. The Model 63 matches and exceeds the Model 53 in durability, is fully constructed from cast iron, comes in 3/10 horsepower that can be upgraded to ½ horsepower, and comes with a 5-year limited warranty.

Blue Angel by Wayne Sump Pumps

Blue Angel crawl space sump pumps offer unsurpassed crawl space protection that can’t be beaten. Blue Angel’s F50CIS crawl space sump pump is a professional grade, ½ horsepower, all cast iron submersible sump pump that is ultra quiet and capable of pumping up to 70 gallons per minute. The F50CIS has an average life of 1 million pumping cycles and has a 3-year limited warranty. The SSF50S is Blue Angel’s premium - stainless steel crawl space sump pump, an upgrade over the F50CIS. The SSF50S ½ horsepower sump pump has also been tested to 1,000,000 cycles, and its stainless steel housing extends the life of the sump pump. It also has a 3-year limited warranty.

Crawl Space Sump Pump FAQs

Can I Install a Crawl Space Sump Pump Myself?

Yes, you can install a crawl space sump pump yourself, but we don't recommend it. Like any DIY project, installing a sump pump yourself is the cheaper option, but usually just for the short term. Any mistake during installation can result in the sump pump not working correctly. Without the sump pump working correctly, water won't be removed from your crawl space, and you will end up having to pay to repair damage caused by the resulting mold and rot!

So instead, save yourself money and stress long-term by having one of Blue Umbrella's New Jersey crawl space specialists take care of the sump pump installation for you.

How Much Does Sump Pump Installation Cost?

The cost to install a crawl space sump depends primarily on the type of sump pump, the size of your crawl space, and the water issues you face. A basic installation includes a 1/2 horsepower crawl space sump pump. But, despite the additional cost, we recommend installing a battery-powered backup secondary pump so your system works even during a power outage.

Additionally, if your crawl space is especially large or you live in an area prone to flooding, we may recommend installing additional sump pumps in different areas of your crawl space. Having a second sump pump and a protected crawl space is much better than having a single sump pump unable to keep your crawl space dry.

Does My Crawl Space Sump Pump Need Maintenance?

Yes. Like your car or air conditioning, your crawl space sump pump runs best when properly maintained. Blue Umbrella Waterproofing provides regular monitoring and maintenance services throughout New Jersey to keep your sump pump running smoothly and your home protected.
